What kind of houses do you buy?

We buy single-family and multi-family (2-4 unit) houses (including townhouses) in any condition, in any area within our purchase zones*, in any price range, in any situation (pre-foreclosure, foreclosure, over leveraged, etc.)! We will buy your house as-is, you don’t need to do ANY repairs or updates! Tell us more about your property here

What is a "Purchase Zone"?

Great question and we are glad you asked! A "Purchase Zone" is a boundary around areas where we are actively purchasing properties.  We are from central Florida and are more familiar with some areas than others, so we like to do business in places where we feel as though we have a certain level of expertise.  We may eventually venture outside our predetermined purchase zones, but for now, we keep busy with the areas we are currently servicing.

Can you explain the process for selling my house? 

Once you have completed the Sell Your Home Form, one of our real estate solutions specialists will contact you (usually within 48 hours) and will sometimes need to collect additional information to complete our property analysis. We will research your property and discuss the details with you, prior to making an offer. In some instances, we can make you an offer to buy your home directly from you over the phone, but in most cases we will schedule a time convenient for both parties to do a brief walk-through of the property and make you an offer!

 

Are you REALTORS®?

We have a licensed REALTOR® on our consultation team who leads transactions where, after considering all options, homeowners choose to list their property the traditional route, but there is NEVER a charge or commission when WE BUY your property. MODERN GABLE™ is a real estate investment company who provides time-saving, creative exit solutions for homeowners in need of selling quickly. We are property acquisition specialists who buy houses directly from sellers and if you feel we could be of assistance, we want to BUY your home! 

How much does your service cost?

NOTHING! It's absolutely FREE!  It's our pleasure to offer complimentary property acquisition services.  We do not charge you any fees to discuss your situation, acquisition options, to make you an offer or to buy your home.  We hope you will consider reaching out if you're in need.

 

Am I under any obligation to sell my home if I fill out your Property Information Form?

No! You are NOT OBLIGATED to sell! We have what we like to call a "no pressure" approach to business, so once we make an offer the ball will be in your court.  We understand that its necessary to consider your options, so if you're interested in seeing your way through our process, we will simply review the information, make you an offer, and you can choose to accept or reject it!  The choice is yours!

 

Is my information kept confidential?

ABSOLUTELY 100%! Your privacy is of the utmost importance to us. Any information you provide is completely confidential! If you want to deal with a reliable, reputable company who will treat you with professionalism, understanding, and respect – YOU HAVE COME TO THE RIGHT PLACE!

 

Is there a referral fee if I recommend another property your company may want to buy?

YES! Maybe there is a vacant house on your street or you know someone who needs and wants to sell their home, please refer them to us! Better yet, provide us their information and we will do all the research and make an offer. Contact us directly to discuss the terms.

 

Are you still able help if I'm behind on my payments, or in foreclosure?

YES! Some situations are a lot more involved and tricky than others, but at Modern Gable™, we don't shy away from hard work.  We will do our very best to assist you, even in difficult circumstances.  Please let us know more about your situation here.
